We usually book anywhere from 8 months to 1 year out from initial consultation.

Depending on the site, i.e. if there is an existing cottage or home on the property, most clients prefer starting in early Fall. However, it is our preference to begin construction in early August. This allows adequate time to ensure the building is weather tight before conditions become unpredictable. This also helps for the work to flow continuously, resulting in the project adhering to timelines and budget.
If it’s an open lot, starting in late Spring or early Summer makes the most sense to get you in the new build the following year to enjoy summer on the water. There are half load restrictions in the Spring that can add a significant amount to costs and/or prevent bringing materials in while the road is compromised (usually from mid-March to mid-May). To avoid this, stockpiling materials ahead of these dates can help with costs.

From the time ground is broken, it can take about 10 to 14 months for your home/cottage to be built (based on 3,000 to 4,000 square foot build).
Drawings.
This process can take an undetermined amount of time, and is dependent on number of revisions involved, level of detail and specifications. Most architectural/design firms would be able to provide more specific parameters on time required to create drawings of a custom built property.
Permits.
You need to apply to your local building department in your respective town/jurisdiction. If there are no issues, it should take about 2 weeks for permits to be issued. A full set of drawings/plans are required for a permit to be issued. -
We like to think of ourselves as a hybrid company, utilizing our in-house team of carpenters to build the house, lay foundation, place the concrete, and then act as a general contractor utilizing our established sub trades to complete the job working alongside one another. We are able to ensure timelines are maintained and adhered to as we schedule all services and work as the job progresses.

You can budget approximately $600-$800/sq ft for a custom-built property. This varies greatly as a result of the scope of work, site requirements, and level of finishes. At time of signing a build contract with Conklin’s Construction, a 10% deposit would be required. Subsequently, a monthly payment schedule would be issued until the projected completion date.

While some clients think that using their own sub-trades may help offset costs, or make the process quicker, this is very often not the case. Each project has a schedule of work, often planned months in advance where sub-trades are scheduled out accordingly. If you hire our company for the project, you are essentially hiring a handful of sub-trades that we have an excellent rapport with, and have an established relationship.
Delays can happen, communication can be challenging, and work may or may not be at the standard that we would typically provide our clients. We would also not guarantee the work and finishes of the sub-trades you would bring in.
